Verifiable signs of a leak

How to tell you have a leak before a loss adjuster confirms it.

You don't have to wait for a stain on the ceiling. These are objective indicators, ordered from "very likely" to "almost certain":

  • Unexplained rise in your water bill — compared to the same month last year, same number of people. A hidden leak can add €30–80 extra per month.
  • Sound of running water when no tap is open — especially audible at night if you press your ear against visible pipes.
  • The meter turns with no water in use — close all taps and the stop valve on each appliance. If the meter keeps turning, there is an internal leak.
  • Damp area on the floor, stain on a wall, or lifting tiles — the leak is already affecting the structure.
  • Gradual loss of pressure at a single tap — leak on a branch pipe, usually beneath the screed or in a false ceiling.
  • Persistent smell of damp in a bedroom or storage room with no apparent cause.

Why you should not break the floor blindly

What looks like "saving time" usually costs three times more.

The temptation is understandable: "let's break up the bathroom floor and see what we find." The problem:

  • The leak is rarely where the damp appears. Water travels by capillary action along tile bases, through floor slab reinforcement, and along PVC joints. It surfaces 1, 2 or even 4 metres from the actual source.
  • The first hole is usually in the wrong place. You open again. And again. Each opening costs €200–400 in demolition and reinstatement.
  • If the leak is in embedded copper pipe and someone tries to solder with surrounding moisture, the joint won't hold. You have to break again within weeks.

That is why we invest in four non-destructive location technologies. A full inspection costs less than a single poorly executed opening.

No single technique solves every case. The difference between finding the leak in 1 hour and never finding it lies in knowing which to use and combining them in the right order.

Tracer gas (95 % N₂ + 5 % H₂)

We inject the mixture into the empty pipe and the hydrogen escapes through the leak. A surface electronic sensor detects it with centimetre precision. Non-flammable at that concentration, leaves no residue, no contamination.

Use case: pipes hidden in walls or under screed, without pressure.

Digital amplified geophone

Amplifies the sound of water escaping under pressure in buried metallic pipes. The operator sweeps the surface with the sensor and triangulates the point of maximum acoustic intensity.

Use case: pipes buried in gardens, patios or car parks.

FLIR thermal camera

Detects temperature differences. A hot or cold water leak creates a visible thermal pattern on screen. Ideal for locating the path and the exit point without touching anything.

Use case: underfloor heating, walls, false ceilings.

2-point acoustic correlator

Two digital sensors at accessible points on the network. The processor calculates the time difference between the acoustic signal reaching each one and triangulates the source with centimetre precision. Ideal for very slow drips.

Use case: small drips, long networks, buried sections.

Underfloor heating with a doubled water bill

FLIR thermography identified an anomalous thermal pattern beneath the hallway tiles. A targeted opening of 20×20 cm, sleeve weld, closure. One tile replaced. Total cost for detection + repair: €340. Mapfre insurance covered the detection.

Leak in buried network beneath pool area

Digital geophone triangulating from 3 accessible points located the leak in a PE pipe at 1.80 m depth, beneath the solarium. Surgical opening of 60×60 cm on a single removable slab. Resolved without stopping the pool.

Slow drip the geophone couldn't detect

Pipe dripping at 1 mL/min — imperceptible to the ear. A two-point acoustic correlator detected the signal time difference and marked the source at 4.2 m from the meter cabinet. It matched an exposed elbow in the garage false ceiling.

Leak in shared exterior wall with neighbour

Client with damp on a party wall. Neighbour denied having a leak. Tracer gas injected into each supply — the sensor detected hydrogen emerging from the neighbour's wall. The technical report enabled the residents' community to assign liability without going to court.

There is no point charging someone for an hour's inspection if we haven't solved anything for them. We accept it as a professional risk. In 20 years we have had to apply it twice — both times the leak was external, on the municipal network (nothing to do with us).

How much does leak detection cost?

Full inspection: €180–280 depending on complexity. If after the inspection we cannot find the leak, we do not charge — not even the call-out fee.

How long does it take?

Between 1 and 3 hours. A kitchen leak is usually resolved in 1 h. A leak in underfloor heating or a downpipe can take 2–3 h.

Do you have to break the floor?

Ideally not. That is why we use tracer gas, geophone, thermography and a correlator. If an opening is eventually needed, we open only the exact point — not the entire room.

Does my insurance cover it?

If you have home insurance with leak cover, 95 % of policies cover detection. We produce a technical report with a code your insurer accepts directly.

How does tracer gas work?

What about the thermal camera?

It detects temperature differences. A hot or cold water leak creates a visible thermal pattern that the FLIR identifies in seconds. Particularly useful for underfloor heating and walls.

When do you use the geophone?

For pressurised leaks in buried metallic pipes. It amplifies the sound of escaping water, audible several metres away.

What if the leak is very small (just a drip)?

The four technologies complement each other. For slow drips we use a two-point digital acoustic correlator that triangulates the source with centimetre precision.

Do you deal with swimming-pool leaks?

Yes. Specific technique using dye + circuit pressure + pool-shell thermography.

Can you work in a hotel without stopping operations?

Yes. We coordinate with the hotel's maintenance team to work floor by floor without cutting the main water supply.

Does the property need to be vacated?

No. We work in specific rooms with full protective coverings in place.
