Verifiable signs of a leak

How to know you have a leak before a loss adjuster tells you.

You don't need to wait for a damp patch on the ceiling. These signs are objective indicators, ranked from "very likely" to "almost certain":

  • Unexplained spike in your water bill — compared with the same month last year at the same usage level. A hidden leak can add €30–80 per month.
  • Sound of running water when no tap is open — especially at night, by putting your ear to visible pipes.
  • The meter turns with no water in use — close every tap and the inlet valve of each appliance. If the meter keeps turning, there is an internal leak.
  • Damp patch on the floor, stain on a wall or a tile lifting — the leak is already affecting the structure.
  • Progressive loss of pressure at a single tap — leak in a branch line, usually under the screed or in a false ceiling.
  • Persistent smell of damp in a bedroom or storage room with no obvious cause.

Why you should not break the floor blindly

What seems like "saving time" usually costs three times more.

The temptation is understandable: "let's break the bathroom floor and see what we find." The problem:

  • The leak is rarely where the damp appears. Water travels by capillary action along the tile base, through the slab reinforcement, through PVC joints. It surfaces 1, 2 or even 4 metres from the actual source.
  • The first cut is usually in the wrong spot. Then another, and another. Each opening costs €200–400 in demolition and reinstatement.
  • If the leak is in embedded copper and someone tries to solder with moisture around, the joint won't hold. The floor has to be opened again within weeks.

That is why we invest in four non-destructive detection technologies. A full inspection costs less than a single botched opening.

No single technique solves every case. The difference between finding a leak in 1 hour or never finding it lies in knowing which to use and combining them in the right order.

Tracer gas (95% N₂ + 5% H₂)

We inject the mixture into the empty pipe and the hydrogen escapes through the leak. An electronic surface sensor detects it with centimetre precision. Non-flammable at this concentration, does not contaminate, leaves no residue.

Use case: pipes hidden in walls or under screed, unpressurised.

Amplified digital geophone

Amplifies the sound of water escaping under pressure from a buried metal pipe. The operator sweeps the surface with the sensor and triangulates the point of maximum acoustic intensity.

Use case: buried pipes in gardens, courtyards or car parks.

FLIR thermal imaging camera

Detects temperature differences. A hot or cold water leak creates a thermal pattern visible on screen. Useful for tracing the path and exit point without touching anything.

Use case: underfloor heating, walls, false ceilings.

2-point acoustic correlator

Two digital sensors placed at accessible points on the network. The processor calculates the time difference between the acoustic signal reaching each one and triangulates the source with centimetre precision. Ideal for very slow drips.

Use case: small drips, long networks, buried sections.

Underfloor heating with a doubled water bill

The FLIR thermography identified an anomalous thermal pattern beneath the hallway tiles. A 20×20 cm pinpoint opening, sleeve welded, closed. A single tile replaced. Total cost, detection plus repair: €340. Mapfre insurance covered the detection.

Buried leak under pool terrace

A digital geophone triangulating from 3 accessible points located the leak in a PE pipe at 1.80 m depth, below the solarium. A surgical 60×60 cm opening in a single removable slab tile. Resolved without closing the pool.

Slow drip undetectable by geophone

A pipe dripping at 1 mL/min — inaudible to the human ear. The 2-point acoustic correlator detected the signal time difference and pinpointed the source at 4.2 m from the meter cupboard. Matched an exposed elbow in the garage false ceiling.

Leak in shared external wall with neighbour

Client had damp on a party wall. The neighbour denied any leak. Tracer gas injected into each connection — the sensor detected hydrogen coming from the neighbour's wall. The technical report enabled the community to assign liability without going to court.

It makes no sense to charge for an hour of inspection if we haven't solved anything. We accept that as an occupational risk. In 20 years we've applied it twice — both were external leaks from the municipal network, not our responsibility.

How much does leak detection cost?

How long does it take?

Between 1 and 3 hours. A kitchen leak is usually resolved in 1 hour. A leak in underfloor heating or a downpipe can take 2–3 hours.

Do you have to break the floor?

Ideally not. That is exactly why we use tracer gas, geophone, thermography and correlator. If opening is needed afterwards, we open only the exact point — not the whole room.

How does tracer gas work?

It detects temperature differences. A hot or cold water leak creates a thermal pattern that the FLIR identifies in seconds. Very useful for underfloor heating and walls.

When do you use the geophone?

For pressurised leaks in buried metal pipes. It amplifies the sound of escaping water, audible from several metres away.

What if the leak is very small (a drip)?

The four technologies complement each other. For slow drips we use a two-point digital acoustic correlator that triangulates the source with centimetre accuracy.

Do you handle pool leaks?

Yes. Specific technique using dye, circuit pressure and thermography of the pool shell.

Can you handle hotel leaks without disrupting operations?

Yes. We coordinate with the hotel maintenance team to work floor by floor without cutting the main water supply.

Do residents need to leave the property?

No. We work room by room with protective covers in place.
